The Lake Havasu real estate market: how to read it

A headline number for the whole city tells you very little about the home you are trying to buy. Here is how to read this market, and how to get figures that fit your search.

Short answer

Lake Havasu City is several markets in one. A 1980s home with a standard garage, a newer pool home with a 50-foot RV bay and a hillside estate lot behave differently. Citywide medians blend them together. To judge value, compare homes with similar garages, pools, views and lot usability, and ask for statistics cut to your price range and property type.

Current numbers

Why one number does not describe this market

In many cities, homes in a price range are fairly alike. In Lake Havasu they are not. At the same price you might find:

  • An older home on a view lot with a standard garage
  • A newer, smaller home with a very deep RV garage and a pool
  • A home in a gated community with shared amenities
  • A larger home farther up the hill with no pool

Averaging those gives you a number that describes none of them.

The price-per-square-foot trap

Price per square foot divides the price by the living area. Living area does not include the garage.

Here, the garage can be a large share of what a buyer is paying for. A 1,900-square-foot home with a 1,500-square-foot garage will show a much higher price per square foot than a 1,900-square-foot home with a two-car garage. It is not overpriced. The figure is simply leaving out half the building.

When you compare homes, look at garage size, door height and depth alongside living area. See the guides to RV garage homes and boat garage homes.

How to read common statistics

  • Median sale price. The middle sale. Half sold for more, half for less. It shifts when the mix of homes sold changes, even if values have not moved.
  • Days on market. How long homes take to go under contract. Compare it within your price range, not citywide.
  • Months of supply. How long current listings would last at the recent pace of sales. Lower favors sellers. Higher favors buyers.
  • Sale-to-list ratio. How close homes sell to their asking price. It hints at how much room there is to negotiate.
  • Price reductions. A rising share of listings cutting price says sellers started too high.

Seasons

Lake Havasu is a seasonal city, and the market follows. More people are in town during the cooler months, and more of them are looking at houses. Mid-summer is quieter. Some buyers shop in summer on purpose, when there is less competition and they can judge a home in the heat.

Patterns like this are tendencies. They do not guarantee a better price in any month.

What Paige can pull for you

  • Recent sales that match your must-haves, not just your price
  • Active listings and how long each has been for sale
  • Price changes on homes you are watching
  • Sales inside a specific community over the past year or two
  • The tax and ownership record for a specific parcel

She will tell you where the data is thin. In a small segment, a handful of sales can swing the numbers.

Where to check things yourself

  • Mohave County Assessor. Parcel details, assessed value and property class.
  • Mohave County Treasurer. Actual tax bills.
  • Mohave County Recorder. Deeds and recorded restrictions.
  • Lake Havasu City. Building permits and zoning.

Questions buyers ask

Is now a good time to buy in Lake Havasu?

Nobody can predict prices or rates, and Paige will not pretend to. A better test is personal: how long you plan to own, how often you will use the home, and whether the monthly cost is comfortable at today's numbers.

Why is price per square foot so uneven in Lake Havasu?

Because garage space is not counted in a home's living area. A house with a large RV garage has a lot of valuable building that the square-foot figure ignores, so its price per square foot looks high next to a similar house with a small garage.

When are the most homes for sale?

Listing and buyer activity tend to rise in the cooler months, when seasonal residents and visitors are in town, and ease in the hottest part of summer. That is a general pattern, not a rule for any given year.

Where does the data come from?

From the Lake Havasu Association of REALTORS® multiple listing service for sales and listings, and from Mohave County public records for ownership, assessed values and taxes. Portals such as Zillow draw on some of the same sources with a delay.
