Seller guide

Selling a home in Lake Havasu City

Many Lake Havasu buyers start their search from somewhere else. They cannot stop by. They decide which homes are worth the drive from what is in the listing.

Short answer

To sell well in Lake Havasu, answer the questions out-of-area buyers ask before they have to ask them. That means measured garage dimensions, a clear statement of what boat or RV fits, side-yard and gate widths, pool and equipment details, dated improvements, and video that shows the street and driveway. Paige works with these buyers, so she knows the questions they ask before they book the trip.

Who is buying your home

Many Lake Havasu buyers live hours away. They visit often, and they know what they want the home to do.

They are not browsing kitchens. They are asking whether a 26-foot boat on a trailer fits in the garage with the door shut. Whether a 40-foot motorhome can make the turn. Whether guests can park a truck and trailer overnight.

If the listing does not answer, many of them move on to one that does.

What these buyers need to know, and how Paige shows it

Before you list

  • Empty the garage, or most of it. Buyers need to see the depth. A full garage hides the best feature.
  • Gather 12 months of electric bills. Serious buyers will ask.
  • Pull together service records. Air conditioning, pool, roof, pest control.
  • List improvements with dates. Add permits if you have them.
  • Find the HOA documents, if there is an association, especially the parking and rental rules.
  • Fix the small things. Dripping faucets, sticking doors, burned-out bulbs, a faded garage door.
  • Tidy the side yard. If it is boat parking, show it as boat parking.
  • Service the pool so it photographs clear and blue.

Pricing

Pricing by square footage alone does not work well here, because garage space is not counted in living area. Paige compares your home with recent sales that share its features: garage size, pool, view, lot and condition. See how to read the Lake Havasu market.

She will show you the sales she used and how she adjusted for differences. She will not promise a price to win the listing.

What the selling consultation covers

  1. A walk through the property. Paige measures the garage, side yards and gates, and notes what a remote buyer would ask.
  2. Your plans. Timing, where you are going next, and what matters most to you in the sale.
  3. The competition. Recent sales and current listings that buyers will compare with yours.
  4. A plan for presenting the home. What to fix, what to gather, what to measure and how it will be shown.
  5. The numbers. A price range supported by sales, and an estimate of what you would net.

There is no cost and no obligation to list.

Request a home selling consultation

Tell Paige about the property. She will reply personally, usually within one business day.

Paige uses this only to reply to you. If your home is currently listed with another broker, this is not meant to solicit that listing. See the privacy policy.

Questions sellers ask

When is the best time to sell a home in Lake Havasu?

More buyers are physically in town during the cooler months, and activity tends to be higher then. Homes sell in every season, though, and the right timing depends on your home and your plans. Paige can show you what similar homes did at different times of year.

Should I get an inspection before I list?

It can help, especially for an older home or one with a pool. You learn about problems on your own schedule and can fix them or price for them. It is optional. Paige can talk through whether it makes sense for your home.

What do I have to disclose when I sell in Arizona?

Arizona sellers are expected to disclose known material facts about the property. In practice you complete a detailed seller's property disclosure statement and provide a history of insurance claims. Paige will walk you through the forms. For legal questions, talk with an attorney.

What does it cost to sell?

Costs usually include brokerage compensation, which is negotiable, title and escrow fees, any HOA transfer charges, and repairs or credits agreed with the buyer. Paige will prepare an estimate of your net proceeds before you decide to list.
