Viewpoint Estates in Lake Havasu City: a buyer's guide
Viewpoint Estates gives you a gate and shared amenities without a golf course or a marina attached. It appeals to buyers who want a newer, tidy community on the north side.
Short answer
Viewpoint Estates is a gated community on the north side of Lake Havasu City, on the lake side of State Route 95. It has a private clubhouse, a community pool and spa, two pickleball courts and a bocce area, with underground utilities throughout. It has been built in phases, and homesites were still being sold in its third phase in 2026. Recent listings show HOA dues of about $240 a quarter.
Where it is
Viewpoint Estates is on the north side of Lake Havasu City, in the 86404 ZIP code, on the lake side of State Route 95. The Shops at Lake Havasu and the north-side grocery stores are a short drive. So is Lake Havasu State Park, which has the main north-side launch ramp.
Homes and lots
The community has been developed in phases, with newer homes and custom homesites. Lots in recent listings ranged from under 8,000 square feet to more than 11,000, with underground utilities, curbs and gutters.
Listings for third-phase lots note a 30-foot height allowance. That matters two ways. It tells you what you can build. It also tells you what a neighbor can build between you and the view.
Garages and storage
Homes here are newer, so many have deeper and taller garages than older parts of the city. They are not all the same. Lot depth limits how deep a garage can go, and the association's design rules shape what can be built.
If you are buying an existing home, get the garage measured. If you are buying a lot, ask for the design guidelines first and take them to a builder. See what to measure on an RV garage and on a boat garage.
Amenities
- Private clubhouse
- Community pool and spa
- Two pickleball courts
- Bocce ball area
- Gated entry
For a part-time owner, a shared pool can be a reason to skip a private one and the upkeep that comes with it.
HOA and rules
Recent listings show dues of about $240 a quarter. Confirm the current amount, what it covers, and whether any increase or special assessment is planned.
Ask specifically about parking. In a gated community with design rules, where a boat, trailer or RV may sit, and for how long, is usually written down. The guide to HOA and PUD questions lists what to ask.
What buyers compare it with
- The Refuge, also gated and on the north side, built around a golf course with higher dues.
- North Pointe, a gated north-side community known for deep RV garages.
- Havasu Riviera, for a newer gated community on the south side beside a marina.
Questions to investigate
- Which phase is the home or lot in?
- What are the dues, and what do they cover?
- What are the height limit and setbacks for this lot and the lots around it?
- Can an RV-height garage be built or kept here?
- What are the rules for boats and trailers outside the garage?
- Are rentals allowed, and for what minimum stay?
- How busy is the clubhouse and pool in winter, when seasonal residents are in town?
